Work has begun on VIVERE Residences at Cornbrook, a £64.2 million mixed-use scheme led by Forshaw Land & Property Group as part of the Manchester Waters neighbourhood.
Located next to Cornbrook Metrolink station, the project will include 237 luxury apartments, an 88-key aparthotel, ground-floor commercial units, and a range of resident amenities.
Lyndon Forshaw, CEO of Forshaw Land & Property Group, said: "Breaking ground at VIVERE Cornbrook is a hugely exciting milestone for us and marks the start of our largest residential development to date.
"This scheme represents a significant investment in Manchester and reflects our confidence in the city's continued growth and appeal."
The development will become the tallest tower delivered so far within Peel Waters’ Manchester Waters master plan.
The master plan includes new homes, public spaces, and more than 10 acres of green space.
Construction follows Building Safety Act Gateway 2 approval and a £64.2 million financing agreement with Maslow Capital.
VIVERE Residences will offer a mix of one- and two-bedroom apartments, five penthouses, and extensive resident amenities.
These will include a 24-hour concierge, gym, co-working lounge, games room, meeting rooms, private dining space, cinema, and coffee bar.
The aparthotel will launch under Forshaw Group’s new VIVERE hospitality brand, aimed at meeting demand for high-quality short-stay accommodation.
James Whittaker, managing director at Peel Waters, said: "VIVERE Cornbrook is a landmark project in every sense.
"As the tallest tower delivered within Manchester Waters to date, it will stand as a powerful statement of confidence in the future of this neighbourhood and Manchester as a whole."

DOMIS has been appointed as the main contractor.
Kingsley Thornton, managing director of DOMIS, said: “VIVERE Cornbrook represents a considerable milestone in the wider Manchester Waters master plan and the continuation of our strong relationship with Forshaw Land & Property Group."
Construction on VIVERE Residences is scheduled to be completed by winter 2028.
