Plans to convert the first floor of a ‘family art cafe’ in Sale into three apartments have been submitted to Trafford council’s planning team.

The space at the Bean and Bush Cafe on Hayfield Street has been used as a pottery workshop.

If approved, the development will include a new mezzanine floor, alterations to the roof shape and new side access steps along with the creation of bin and bike stores.

The applicant is Graham Starling whose address on the application form is the same as the cafe.

A design and access statement submitted by Mr Starling says: “It is felt that the development will enhance the immediate surroundings.

“The overall design is to reflect the character of the surrounding area. It has been designed to be robust and adaptable over time.”

It says this has been achieved by providing enough space which provide potential opportunities for both commercial and residential use.

“The appearance of the development will be in keeping with the surrounding properties in terms of colour and texture of materials,” the statement continues.

“The front entrance of the property should be lit at night with automatic sensor lighting.

“We feel that the development proposal maintains a positive relationship with its surroundings and is appropriate. Outside amenity space for tenants is provided to the side of the property.”

The applicant says residents will be able to travel and access the development site from the existing transport network.

He adds that major bus routes to the Hyde and Manchester city centre are within close proximity via Washway Road. Sale Metrolink station is a third of a mile away from the property. Access for the emergency services can be gained from the side of the property with no restriction.
