Plans to build two homes within the grounds of Bowdon Hall have been filed at Trafford Town Hall.

Applicant David Ryan is seeking permission from the authority to build two ‘ultra modern’ family homes located at, Langham Road, Bowdon.

Plans include demolishing a garage and pool house, providing landscaping and an access with parking spaces.

There is also a separate planning application which includes proposals to restore and amend Bowdon Hall.  

Documents stated: “The proposed development is a well considered scheme and responds to the site’s unique topography, landscaping and heritage assets.

“The application will provide two bespoke new properties which will architecturally raise the bar for the area.

“The new build properties will have very little impact on the hall through separation distances, location and massing.”

The existing access will be used to form a private driveway leading directly to the two new properties.

The first house will be a two storey three-bed dwelling located at the bottom of an existing bank to the south east of the hall.

While the second property will be a two-storey five-bed dwelling located at the western side to avoid it ‘dominating or harming’ the view from the main building.

Bowdon Hall is the oldest property in the village and was once part of the Dunham Massey estate, from the mid-17th century until its was sold in the 19th century.

Bowdon was primarily an agricultural village until the 1840s then rapidly expanded as a residential suburb.

The farmland associated with Bowdon Hall was gradually replaced with housing.

A planning document read: “The listed building will not be harmed by the new proposals, although it is noted that the spatial character of the conservation area will be.

“However, the benefits include the provision of two new homes on land in high demand – and improvements to the setting will also enhance the conservation area.

“Therefore, the benefits outweigh the harm caused by the proposed two properties.”
