PLANS to turn a Sale office block into 59 apartments have been submitted to Trafford council.

The proposal also includes building two townhouses, a car park and landscaping on the Capgemini House site on Cross Street.

Applicant Ittan Rose is seeking permission from the authority to develop the partially-occupied office block.

If the proposals are approved, they will provide various-sized apartments and two family homes.

Planning documents state that the building, in 1980s, was in a ‘good state’ of repair and deemed to be suitable for development.

The document added: “It is a change of use application from office space to a residential apartment building and the erection of a single storey extension.

“In addition, a new extension block will be positioned to the rear, external balconies, two new   that will be accessed from Atkinson Road, parking provision and landscaping.”

The report also argued that the long-term future use of the site as office space was ‘unviable’

“Many local office buildings have been redeveloped for alternative uses, such as hotel and residential use, owing to the over-supply within the area,” stated the document.

“The development of the site will provide an important benefit, principally, the redevelopment of a brownfield site which will contribute to the council’s housing land supply position.”

In addition, the report argued that the site is in a sustainable area and the proposal would result in the ‘revitalisation’ of an underused office building.

The document read: “There is a clear need for housing development within the area and the proposal does not impact upon the primary function of the locality.

“The development will positively benefit the local area, contribute towards creating a broader range of housing and aid in the increasing demand for new homes.”
