A DESERTED but iconic hotel is going under the hammer.

Currently empty and in disrepair, Trafford Park Hotel could “present a major investment opportunity for the right buyer”.

The Grade II listed property, in Third Avenue, will be coming to auction with John Pye Property Auctions on January 30 and 31.

Richard Reed, head of property at John Pye Property Auctions, said: “This early Edwardian building was completed in 1902, and still retains plenty of original period features.

“Listed at around £300,000 to £350,000, the property has fantastic potential and is suitable for a variety of uses, subject to planning. If planning permission was obtained for a change of use, up to 35 apartments could be created.

“These apartments could fetch anything from £80,000 to £120,000, giving an investor a potential GDV of up to £3.5 million.

“The property is currently in a poor state of repair, and would need considerable investment to bring it back into use. This property is being sold on behalf of fixed charged receivers and given its proximity to Media City and Manchester city centre, this provides a fantastic and exciting development opportunity.”

The hotel has long been hailed the “finest building in Trafford Park”.

It was built not long after the completion of the Manchester Ship Canal.

A year after the Trafford Park Hotel opened, schools, churches and houses were built in 'The Village', with business booming in the world’s first industrial park.

Although it is now boarded up, it is still a favourite subject of amateur photographers.

The building is part of a £7million auction.

“Our unique expertise across online auctions means the way we sell property online is a real unique selling point for vendors and distinctive across the industry,” Richard added.
