Trafford Park office building gets a refurb

TRAFFORD Court, a Trafford Park office building, has been refurbished by commercial property company Canmoor.

The three storey building on Twining Road provides a total of 10,700 sq ft and is set within a fully secure enclave, adjacent to a 10 acre development site within the same ownership.

The comprehensive refurbishment of the building, which has 73 parking spaces, is due to be completed early in the New Year.

Canmoor is looking to rent the building as a whole or floor by floor at a rental of £10.50 per sq ft or, alternatively, will consider offers in the region of £95 per sq ft for the freehold.

Canmoor has appointed TFC and P3 Property Consultants as letting agents.

Ben Fallows of TFC said: “Trafford Court is only a 5 minute walk from the Trafford Centre, which will appeal to many businesses looking for accommodation close to a wide range of amenities, this coupled with the great parking ratio means the building has an advantage over the competing buildings in the area.

“However, if both the building and the development land are taken together there is a great deal of potential for alternative uses such as a car supermarket or a head office with manufacturing or distribution facilities on the adjoining site.”
